Property Boom in Hill Stations

HIMALAYAN hill stations built by British colonial officers to shelter them from the fierce Indian summer and remind them of home are to be restored to their former glory by a new generation of middle-class Indians eager to savour a similar lifestyle.

Government officials in Himachal Pradesh, home to some of the most evocative Raj summer towns, including Simla, Dalhousie and McLeod Ganj, have lifted a ban on outsiders owning homes.

Property developers and members of Delhi’s increasingly affluent middle classes are queuing up to restore the faded grandeur of Himachal Pradesh’s many Victorian summer houses, and to build new bungalows based on original designs.

The rehabilitation of one of the most enduring symbols of colonial domination reflects the increasing confidence of India’s middle classes and a previously suppressed admiration for the style in which the British lived.

Prices are rising fast. A three-bedroom bungalow in need of some restoration will fetch about £70,000, while a 10-bedroom house recently sold for £300,000.

Hill stations such as Simla and Darjeeling in the northeast were “discovered” in the mid-19th century by British officers who saw them as ideal family summer retreats from the heat and dust of the plains.

Gothic churches with stained glass windows were built along with schools, racecourses, cricket grounds and private clubs for officers, tea planters and their wives.

From 1864 to independence in 1947, Simla was India’s summer capital. Admirers argue over whether the British were trying to recreate home counties England or Highland holiday towns. Many houses have features of both. What made them different were the verandas, where the colonials would recline on teak and cane chairs, sipping a gimlet (gin and lime) as they looked out over the snow-capped peaks of the high Himalayas.

According to Ruskin Bond, an author who was born to British parents in India and has lived most of his life in Simla and Mussoorie hill stations, each town had a different reputation.

“Mussoorie was a quite raffish, gay place in the old-fashioned sense. Hotels like the Savoy had dances and balls where the Indian princes would come,” he recalled.

“Mussoorie had a racier social life than Simla, where the viceroy was looking over your shoulder — you had to be on your best behaviour. If you wanted a mistress tucked away, you came to Mussoorie.”

Himachal Pradesh had banned outside buyers to protect the interests of local inhabitants, but officials are now anxious not to miss out on India’s property boom.

Y R Sharma, the housing secretary, said developments would have to be sensitive to the heritage. “The Raj heritage is a big attraction for many people. We are still carrying forward British traditions, British manners here.”

Deependra Singh Rathore, a Delhi developer, is planning to build an apartment and cottage complex modelled on Simla’s Viceregal Lodge. “Any building by a Britisher in India is excellent, we love the design and the lifestyle that went with it,” he said.

“Our parents were influenced by the British — the way they dressed, the morning cup of tea. We shouldn’t shy away from it, they did it well. I’m now targeting [Indian] people who want to live that life too.”

Munnar:

This amazing place is perched at an altitude of 6000 ft in Idukki district. It is situated at the confluence of the three rivers and owes its name to its location. The term ‘munnu’ means three and ‘aar’ means river.

It is the land of pristine valleys and mountains where one can see the perfect blend of misty hills with verdant tea estates & spice gardens, diverse vegetation with tall red wood trees and rich wildlife. It is a commercial center having more than 30 registered tea estates. This place produces more than 12 varieties of spices that’s why it is also referred as the spice capital of India.

Chembra Peak:

It is the tallest peak in Wayanad which is located 14 km from Kalpeta at an elevation of 2100 m above mean sea level. This place is spread over a hilltop which makes this place a hottest destination for trekkers and nature lovers. Lake atop the hill is a perfect picnic spot of this place. The three delightful waterfalls around Meppadi, Pookot Lake and Ekkal Cave are some other interesting places of this well known hill station.

Idukki:

Nature decorated this place with its finest collection of majestic landscapes which is rich in diverse flora and fauna. Rugged mountains and forests cover about 97 percent of the total area of this place which makes it one of the most diverse places of Kerala. The Arch Dam and Idukki Wildlife Sanctuary are some of the prominent attractions of this place. This dam is the world’s second and Asia’s first arch dam which is constructed across the Kuravan and Kurathi hills. It is 550 ft. high and 650 ft. wide dam. The Wildlife Sanctuary spreads over 77 sq. Km and is situated about 450 – 748 m above sea level. This is among the best places to see diverse collection of flora and fauna.

Some of the other well known hill stations of this place are Chithirapuram, Lakkidi, Mattupetty, Pythal Mala, Ponmudi and many more.

Kerala houses a few scenic hill stations. Trekkers, hikers and nature lovers can unleash their wilderness spirit touring the hill stations of Kerala. Housing lots of flora and fauna these hill stations attract the nature enthusiasts from all over the world. The most visited hill stations are

Munnar

Munnar is an exotic hill station located at a distance of 55 kms from Idukki town. It is located at a scenic location where three streams meet. The altitude of Munnar hill station is about 1600 m above the sea level. Once the summer abode of the British, Munnar hill station houses plantations of coffee, tea and spice. The mysterious Neelakurinji flowers bloom once in every 12 years at the hills of Munnar. Anamudi, the highest peak of south India is located atop the hills of Munnar. Trekkers like to trek to the Anamudi peak in Munnar.

Vythiri


Vythiri hill station is 100 kms away from Kozhikode. Located at the north eastern tip of Kerala, Vythiri is perched at an altitude of 1300 m above sea level. The main attractions are coffee, tea, cardamom, pepper and rubber plantations.

Chembra Peak

Trekkers can pack up trekking tour to Chembra peak located in Wayanad district of Kerala. The altitude of the peak is 2100 meter above sea level.

Devikulam

Devikulam hill station is located near Munnar and known for is exotic flora and fauna. The Sita Devi Lake is a reservoir of mineral waters. People have a belief that Rama’s wife Sita once bathed in this lake when they were in exile.

It is a good picnic spot. Angling enthusiasts can have the thrill of trout fishing on the lake.

Idukki

Idukki, one of the most resourceful destinations of Kerala is known for its wildlife, plantations, mountains, etc. The bounties of nature are seen everywhere. Mainly Tribal people live in Idukki who are agrarian.  Three rivers flow through Idukki district creating a spectacular landscape.
